Garage Break In Update

Good Afternoon, I was just informed, by the APD, that one of the stolen vehicles (the blue Hyundai) that entered the garage last week, to vandalize vehicles, was apprehended in a High Speed Chase Friday on 285. There were 4 males in the vehicle which were taken into custody. There was another vehicle involved in the chase (I wasn’t given the Make/Model of this vehicle), each of the people in this vehicle were also taken into custody. I did try and find information about this online but was unable to. I reached out to Investigator Gurley for confirmation. Garage Gate – The Board has approved, when/if the gate breaks moving forward, we will coordinate with an off duty Atlanta Police Officer to patrol the garage during the night through early morning hours. When I discussed this with the APD, they said that this will really only be possible if the gate breaks early enough in the day or evening to be able to secure an off duty officer. We are still ironing out some of the details but hope to have this in force very soon. 870 Inman Updates

Good Afternoon, Pool Chairs – Please know, we are aware of the condition of the pool chairs. We have spent months working with the Furniture Representative on an affordable solution and an explanation of why they have deteriorated the way they have….. We were finally informed we could buy just the sling replacements (the fabric that is ripped) and not have to replace the entire chairs which is a very large expense. We have replaced two just to make sure that the slings were easy to install and what we were looking for and they were. The rest have been ordered and hopefully will be here any day. We apologize that it has taken this long to resolve this situation. Pool Rules Sign – The Sign Company, that did the original signage for 870, is re-creating the original Pool Rules sign (which was stolen off the stucco wall by the 911 phone) and should have it back up where it once was very soon. We will then get rid of the not so pretty metal one. Pressure Washing – We began pressure washing the pool deck and other areas that needed it around the building a few months back. We will start back up around the building as soon as it cools down just a bit. Common Area Interior Painting – Jeff has been repairing any damaged walls and painting the white walls on each floor. He has finished 5,4 and 3 and will be finished with the other floors shortly. He then will begin on 5 and work his way down again on the rust/darker colored walls around each door. Garage Vacuum/Clean

Good Afternoon, The 870 Inman parking garage is scheduled to be vacuumed this coming Monday, March 17th. Please have your vehicles out of the garage no later than 10am. If your vehicle is not removed they will proceed with the vacuuming and this is a very dusty process. Please share this email with your tenants if your unit is currently rented out.

Trash Chute Clean/Pressure Washing

Good Afternoon, It is time for the trash chute quarterly clean. This will take place this Thursday October 3rd. We will have signage on each chute during the hours they can’t be used. On Monday October 7th the pressure washing will move into the garage. The main focus will be around the doorways, baseboards and large oil spots. They will also be removing the cobwebs in the corners around P1 and P2. Please do not park in either of the two unassigned spaces on P1 on Monday. We will keep you updated on the progress. Thank you! Fall Maintenance Updates

Good Afternoon, The pool area is scheduled to be pressure washed tomorrow and Monday along with the poolside patios. It is not necessary, but if you wish to move any of your plants or furniture please feel free. The main focus is the bricks and the corner areas where water has pooled over time. The majority of the pressure washing has been completed around the perimeter of the building. The brick repairs and exterior caulking touch ups will be taking place within the next few weeks. Pool Deck Repairs

Good Afternoon, I hope everyone is enjoying their Summer! I have attached the Revised 870 Inman Handbook for your review. There are a few changes regarding Move Ins and Move Outs. Please make sure to refer to pages 7&8 prior to any move in or out as to avoid being fined. Below, please see the 870 Inman Pool Rules. Remember, these rules are in place per The Fulton County Ordinance. If an inspector randomly visits, which they often do, the pool will be shut down and the building will be fined. You may also find the rules on page 18 of the attached handbook. Swimming Pool 870 Inman has a fabulous swimming pool that is maintained for use all year long. Pool Area Rules: • No glass containers or bottles are allowed in the pool area. NO GLASS is permitted in the pool or any area other than private fenced in patios on the 2nd level pool area. SO no glass of any kind allowed once you enter through any of the entry ways to the pool. • Pets are not permitted in or around the pool area. • No children under the age of 16 are allowed in the pool without adult supervision. Infants must have appropriate waterproof swim diapers. • Appropriate attire should be worn when passing through the lobby on the way to or from the pool area. Shirts and/or wraps and shoes should always be worn. • This is a private pool facility. No lifeguard is on duty. A phone is available in the pool area in the event of a 911 emergency. If you have your unit rented remember it is your responsibility to make sure your tenant is informed of all the building rules and policies and has a copy of the attached Handbook. 2013 Annual Fire Inspection

May 23, 2013 Good Afternoon, Cintas Fire Protection will be performing the required Annual Fire Alarm and Sprinkler System Inspections Inside your units and for the building on Wednesday, June 19th and Thursday, June 20th. Access to your unit is mandatory as required by the Fulton County Fire Code. If no one is home and we do not have key access to your unit, you will be billed for Cintas trip and hourly rates to inspect your unit at another time. It is recommended you turn off your security alarm systems on the days of scheduled inspections. The Inspections will begin at 8:00 a.m. Floors 1, 2 and 3 are scheduled for June 19th. Floors 4 and 5 are scheduled for June 20th. We also need you to please place all of your fire extinguishers outside of your unit on the morning of Tuesday, June 18th. The extinguishers will be tagged and noted if you need to have them serviced or replaced. If your extinguisher is not outside your door on the 18th, you will be billed for Cintas trip and hourly rates to make an additional inspection trip. We will not have an exact time your unit is being inspected as we will start from one end of the hall and work our way down as efficiently as possible. It is also possible that Cintas will begin floors 4 and 5 on the 19th, depending on efficiency. Please make sure to forward this information to your tenant if your unit is rented. Reminders-Inman Park Festival

Happy Spring everyone! With the Inman Park Festival this weekend please remember a few things. The 870 garage is for residents of the building only! Unfortunately, there is no space for your festival guests to park anywhere in the garage. Any illegally parked vehicles will be towed at the owners expense. Also, remember that the Fulton County Noise Ordinance is still in effect even during the big event. Please keep the noise to a minimum in the building and obey the usual building rules. Trash Chute Cleaning

Security Storage Units

Good afternoon everyone. I wanted to send a quick note to address the issues we’ve had with storage unit security over recent months. First and foremost, we will be adding locks to the main entry doors for each set of storage units as soon as possible. The keys to those doors will only be distributed to residents who own a storage unit. In addition, a couple of suggestions for the future: 1. Please double-check your storage lock to ensure it is secure and the integrity of the lock has not been tampered with. 2. As the owner of a storage unit (and the associated door/lock), feel free to change out the lock if you would like to. 3. If you see any strange activity around the storage units or otherwise, please call 911 ASAP! 2012 Annual Meeting Notice

The Board of Directors is pleased to announce that the annual meeting of the 870 Inman Community Association will be held on Wednesday, December 12, 2012, at 7:00 PM, in the 870 Inman Clubroom. We anticipate the meeting to last less than one hour.

870 Inman is giving members notice of this meeting at the date set forth above, which serves and fulfills the required twenty-one day (21) day notification of the Annual Meeting.

We are delivering a copy of the proposed operating budget for 2013 along with a copy of the annual fees by unit. The Board of Directors has worked closely with Management in developing a budget taking into account current operating expense levels, the age and condition of the physical structure and equipment, and delivery of services to be consistent with the quality of the building. The resulting budget provides for total operating expenses of $405,530 which has been approved by the Board of Directors.

Please note that this meeting is for the specific purpose of the 2013 Budget review in addition to electing 2 board members. Questions regarding individual units should be directed to Kristy Cowell.

Nominations (self or otherwise) will be accepted before or at the meeting, but we encourage you to send us a short biography to nominate@870inman.com if you’re interested in running. These will be distributed before the meeting.

If you are unable to attend the annual meeting, or are unsure about whether you will be able to attend, please complete the enclosed proxy form and return it to Kristy Cowell. You may also place it in the drop box located inside the lobby. If you provide a proxy and attend the meeting, we will return your proxy to you at the meeting. Sprinkler Inspections

Fire and Life Safety America will be performing an annual fire sprinkler inspection inside your units on Saturday, September 22nd and Saturday, September 29th. I’ve made arrangements with FLSA to come in on Saturday to have this done as not to interrupt anyone’s work week so please mark your calendars according to the schedule below. Access to your unit is mandatory as required by the Fulton County Fire Code. If no one is home and we do not have key access to your unit, you will be billed for FLSA’s trip and hourly rates to inspect your unit at another time. Board of Directors Update

As you may or may not know, one of our Board members recently relocated to San Francisco and relinquished his position on the HOA Board. Per condo documents, the remaining Board members appointed a replacement, Nick Scott, who will serve as Secretary until a formal voting at this year's annual meeting.

Security Concerns

Management (per the Board of Directors and several owner's requests) met with a professional security company to get pricing for their security services.

At this time, the cost is not feasible with the current budget. Security for the building for 8 hours at just 3 nights a week would cost approximately $1,600.00 per month. As most of you are aware the dues have never been raised at 870 Inman from the initial budget; therefore, items that were not budgeted cannot be paid for unless it is decided that a Special Assessment should be charged to each Owner to cover this cost.

The dues are already going up for the 2013 year to cover the normal building expenses and given the age of the building there could be additional unexpected costs that must be taken care of which could incur. The cost to hire an off duty police officer is anywhere from $35-$45 an hour approximately $3,360.00-$4,520.00 per month. A few people have mentioned that apartment communities have off duty officers but please be aware that is usually an agreement that the officer either gets a free apartment or an apartment at a discounted rate for their service.

Remember that the Annual Meeting is coming up and concerns and issues can be discussed as a building then as well.


Broken Garage Door

The metal garage door leading to the mail hallway was damaged last Friday and will not stay secure when used. The door company was contacted Friday afternoon and the door will be repaired/replaced hopefully by the middle of next week.

Unfortunately, I have been informed that per fire code we can't lock the door or put pins in the frame so it can't be used. Please until the door is repaired/replaced use the other door.


Irrigation in Pool Area

Open Letter from Management and the Board of Directors

We wanted to touch base on a few topics that have been brought to our attention lately.

  • Google Group/Communication: the 870 Inman Google Group is not a medium for official communication.

    Neither the Board of Directors nor 870 Inman Management will respond to questions, comments, or issues raised on the Google group. The best way to have your question, issue, or concern properly addressed is to contact either Management or the Board of Directors. Management's contact has remained posted over the last few years, and is noted below; contact information for each Board member is available on the official 870 Inman website, reachable at 870inman.org. Also, to reach the Board of Directors as a whole, which we highly encourage, you can address your email to directors@870inman.org

    Please contact any of us at anytime with your concerns or questions. We will respond in a timely manner.

  • Budget: HOA dues are established in a multi-family building to cover expenses incurred by the building.

    These include but are not limited to common area cleaning, common area utilities, pool maintenance, gate and access control repairs, salaries for maintenance and management staff, trash removal, recycling, roof and HVAC maintenance, building insurance, and master association dues (insurance). The Board, along with Management, creates and reviews the budget annually. The budget becomes effective at the annual meeting by an approval vote of a majority of the total association membership. The budget is created using the previous year's expenses plus any projected expenses. If there is an unexpected expense that arises during the year, then this would be included in the next year's budget, if appropriate.

  • Housekeeping: the responsibilities of the housekeepers are to maintain the common areas of the building.

    They are not here to pick up after pool parties or any other event that homeowners and/or their tenants have. Homeowners/tenants are responsible for picking up after themselves. If you drop trash, please pick it up. If you spill something, please clean it up. This is your investment. Your return on that investment hangs on how well you take care of it now.

If you see a fellow homeowner or tenant damaging the building or breaking a rule, please notify Management and/or the Board so that the proper actions may be taken.

2009 Annual Meeting

The Board of Directors is pleased to announce that the annual meeting of the 870 Inman Condominium Association will be held on Thursday, January 14, 2010, at 7:00 PM in the 870 Inman Clubroom.

The Board encourages you to attend this important meeting. At this meeting, we will adopt the budget for the upcoming year. We also will elect 5 directors at the meeting. We are currently reviewing the budget and will get copies to homeowners as soon as possible. If you are interested in running for a position on the board, please contact any board member or the property manager in writing by Monday, January 11, 2010. As you may recall at the last special meeting, the bylaws state that the board must be elected at the annual meeting after the residential declarant control period. This will be your opportunity to reaffirm your current selection for the board, or to elect new members.

We will take nominations for election of directors from the floor at the meeting. Additionally, there will be sign up sheets at the meeting for several important committees, and we encourage you to get involved in our community.

If you are unable to attend the annual meeting, or are unsure about whether you will attend, please complete the enclosed proxy form and proxy ballot and return it to any board member or to the property manager. If you provide a proxy and then attend the meeting, we will return your proxy to you at the meetings. If both forms are returned, the ballot will be used for the election of the board and your proxy will be used to vote in any other motion. We must establish a quorum to conduct business at the meeting, so it is important for you to attend or to provide a proxy. The quorum requirement for this meeting is 27 members or proxies.

Please note that the homeowners who are shown on the Associations’s books or records as more than 30 days past due in assessments or charges will be ineligible to vote or to run for a seat on the Board of Directors. To verify that you are in good standing or that you are shown as the owner on the Associations’s records, please contact the property manager, Kristy Cowell.
